Most people who sell homes in Terra Vista learned the community from the outside. Mark Casper learned it from the inside — and that difference is the foundation of everything the Terra Vista Home Team does.

Mark arrived in Citrus County in 2002 and began his real estate career in 2004 — not in resales, but as a new homes salesperson for the developer’s own sales operation. He spent his first five years inside the Citrus Hills new homes division, which means he didn’t just learn what these homes looked like — he learned why they were built the way they were, how the community was designed, and what it actually takes to communicate value in a market where the amenities, the lifestyle, and the sub-community distinctions matter as much as the square footage.

That background isn’t a footnote. It’s the whole point.

In 2009, Mark transitioned to resales with Florida Showcase Properties — the developer-affiliated brokerage that would later become Berkshire Hathaway HomeServices Florida Showcase Properties. He has been here ever since, taking on management responsibilities in 2016, leading the franchise transition to BHHS in 2017, and earning his broker’s license that same year. In November 2017, he formed the Terra Vista Home Team — a specialized resale operation built to carry forward exactly the kind of community-deep expertise that protects sellers’ values and serves buyers honestly.

Today, Mark serves as Managing Broker for the brokerage and leads the Terra Vista Home Team — a team that operates seven days a week, works closely alongside the developer’s new homes division, and is trained to present every option a buyer has, not just the easiest one to sell.

More than two decades in this community have given Mark something no newcomer can replicate: he has watched Terra Vista grow through boom years and slow years, through market collapses and recoveries, through hundreds of transactions across every sub-community. He understands the HOA structures, the club membership nuances, the pricing dynamics that confuse outside agents, and the lifestyle that draws buyers here from across the country.

Mark lives in Citrus Hills, adjacent to The Oaks Golf Course, with his wife Dannie. He has been a Citrus County neighbor, not just a real estate professional, for over 20 years.
